"OK, I'm over budget. Can you help me get the cost down?" We are an experienced partner in working together with the client's design team to creatively identify cost saving ideas while attempting to preserve the architect's intent. Through in-house study and thorough collaboration with the architect, engineers, subcontractors and vendors has been very successful in pulling out costs from projects without sacrificing their quality or aesthetic appeal.
"I make money when the rent commences. Will you deliver my project as scheduled?" We do whatever it takes to meet key turnover dates for shell delivery, and/or the retailers' internal turnover dates in the case of a build to suit. This fact has helped earn us a 92% repeat client book of business.

We are licensed in the majority of the U.S. and have years of experience traveling the country successfully constructing retail. Through our use of laptops and digital cameras, our superintendents effectively communicate timely project information to our clients and architects no matter where they may be located. Many of our client's project managers have been able to cut back on travel to our jobsites as a result.
"Should this cost be the Landlord's or should it be the Tenant's?" We have extensive experience in reviewing lease exhibits for cost assignment and conflict avoidance. We are flexible and responsive team members when needed to evaluate cost issues that may arise during lease negotiations.
"My deal with this retail user is a build-to-suit. Have you worked with them before?" If your delivery to the user goes beyond the shell, we have experience with most of the major retail users. This experience gives them an added comfort and reduced aggravation of working with a "known" contractor instead of training a new one.
