"What is the most important thing you can do for us as our GC?" Get you repeat work! The smoother your client's projects go, greater is the chance you will be asked to represent them again. If a professional, high performance GC builds the project, your chances for success are much greater. The less time you spend making sure the GC does his job right, the more time you have to properly manage the other aspects of the project or evaluate future opportunities. We're known as a "no headaches" GC that needs no handholding.
"Our responsibilities include getting the project in budget to match the owner's pro forma before beginning construction. Can you help?" Absolutely. In this era of escalating costs, an experienced, innovative GC who does a significant amount of negotiated work and is constantly involved in the pre-construction process can play a key role in making this happen. Due to our reputation in this regard, we recently participated on a special task team for a national retailer. The team was successful in determining ways to reduce the cost and time to construct the retailer's prototype store. Many projects have moved forward due to our ability to work with the architect, engineers, and subcontractors to enhance value.
"Not all of my clients' projects are ground up. Are you well versed in other project types?" Kellogg & Kimsey regularly builds additions, plug-in's, upfits, or renovations of individual stores or entire centers. Having deep experience in each of these, especially renovations, which is a different animal altogether, gives you a more versatile construction partner. Evidence of that fact was the Gulf Coast Builders Exchange "Contractor of the Year" award we received last year, as voted on by the Subcontractor Committee of the exchange. In the busy market we are in at this time, that respect allows us to generate superior coverage for our pricing, which in turn benefits the client.
"You did a great job for us in this location. Can you help me in other states?" We are licensed in the majority of the U.S. and have years of experience traveling the country successfully constructing retail. We have developed an extensive database of quality subcontractors in the process. Through our use of laptops and digital cameras, our superintendents effectively communicate timely project information to our clients and architects no matter where they may be located. Many of our client's project managers have been able to cut back on travel to our jobsites as a result.
"How does Kellogg & Kimsey, Inc. "finish" a job?" One word, "strong". We are often measured by the last 5% of the job. A timely and complete closeout of the job is crucial for all, in some cases affecting the reimbursement of dollars between landlord and tenant. Our Client Care Coordinator becomes involved in the closeout process to insure her familiarity with each job as she works through the warranty process and time period. Since her response to warranty issues is crucial, we believe that this familiarity at an early stage prior to project completion is vital to the warranty process as well. Rapid response is given to all warranty requests to make sure retail operations (sales!) don't miss a beat.

I would like to take this opportunity to thank the staff at Kellogg & Kimsey for their outstanding performance to complete this project (Barnes & Noble Ohio State College Bookstore) on time. It was a difficult job with multiple challenges, but Les (Jones, K&K Superintendent) and Mike (Krouse, K&K Project Manager) and their team of subs worked with 3rd Works to overcome each one.
The challenges included:
• The location of the site in a congested downtown area did not allow for available parking of the construction workers so arrangements had to be made to transport them in. Your team also did a great job coordinating all construction and merchandise deliveries with our on site team due to the lack of available staging area.
• Your team allowed the Owner s core and shell GC to work side by side with you in your space. I know that doing so creates additional challenges but that cooperation on your part benefited all parties since it allowed the store to open on schedule in a project that had many scheduling challenges.
With the beginning of the fall semester as an opportunity to capture large retail sales, the grand opening date was critical. I know that your team put in an unusually large number of hours, working many weekends, to make this happen. We appreciate the dedication and outstanding effort.
Acting as Tenant Coordinators, 3rd Works (as well as our clients) experience less risk during the grand opening of a new shopping center when retailers select team players like Kellogg & Kimsey to deliver the tenant build out.
